Homes and More

Why P dot G homes make a great buy!

A report published by ICICI Property Services has found some key turning points when it comes to the Chennai Real Estate scene.

PdotG Homes
 1. An upward movement in the prices in Chennai for residential real estate prices is expected, thanks to the average inventory of 15 months only and very few launches from Category A and B builders.

2. The residential real estate prices in Chennai is expected to increase @ 7-10% year on year. Chennai has become THE city to own real estate with major IT, automobile and electronic manufacturing companies setting up their headquarters here.

3. Grand Southern Trunk (GST) Road, Sriperumpudur and Porur are the areas where development is surging ahead leaving behind Oragadam and Old Mahabalipuram Road (OMR). Prominent micro-markets in west Chennai witnessing residential development include Mogappair, Oragadam, Vanagaram and Porur.

4. People today are looking at homes in the 30-50 Lakhs category whereas the supply is mostly in the 70 to 100 L category bringing a supply-demand mismatch.

5. NRIs from Chennai and TamilNadu in general are willing to put in money into projects here. So the projects that are farther away from the city are being offered on a 'first-transfer free' basis to help increase sales.

6. People prefer 3 BHK homes. However if the size of the 2 BHK and 3 BHK have a wide difference say, up to 200 sq ft., then preference is for 2 BHK. Buyers are a very clear lot these days.
Currently there are bulk of residential apartments in Chennai offered at very easy prices just to suit the requirements and needs of the buyers and investors out of which maximum are working in leading MNCs.

7. Today demand for residential projects in the peripherals of the city is getting higher than those in the city, thanks to cost factors and traffic congestion. These projects are witnessing higher growth.
In recent years, Chennai is experiencing a rapid real estate boom both in commercial and residential space overall. It is generally accepted that improved road connectivity is very important for real estate growth.

For the newer looking branded royal homes, our extraordinary residential projects offer you 2BHK, 3BHK apartment in a sprawling land with extensive greeneries around.

All these great features just go on to prove why owning a P dot G home makes imminent sense. So what are you waiting for? Pick up that phone and talk to P dot G at 95001 23399. Come to your very own home where class and economy go hand in hand.

Tips to Save Your Smartphone's Battery Life

Smartphone's Battery Saving Tips:

Gadget Guru from PdotG Connect says:

To protect your Smartphone's battery life:

  • Reduce the screen's brightness by at least 10%.

One of the biggest reasons for shortened battery life is the screen brightness.
Using the appropriate screen brightness helps to relieve eye strain and to conserve your battery consumption as well.
  • Set the screen to go blank in fewer seconds

Choose the shortest time you can stand. Probably one minute on Samsung Galaxy Note II, and the battery life suits your needs.

  • Turn off Bluetooth when it is not needed.

No matter how much you love using Bluetooth with your hands-free headset, your wireless speaker or activity tracker, the extra radio is constantly listening for signals from the outside world. When you aren't in your car, or when you aren't playing music wirelessly, turn off the Bluetooth radio. This way, you can add an hour or more to your phone's battery life.
  • Download and install a battery-saving app such as Juice Defender for Android Smartphones.

Vastu – your gateway to Peace

Vastu is your gateway to Peace

Vastu is a science that deals with inanimate things like your home and surroundings. But there is more to Vastu than meets the eye. Vastu could actually open itself to psychological avenues like peace and calm. Let us see how.

Peace of Mind:

Sleeping with the head towards the north direction is a lot of negative energy flow. This disturbs our mind while we are at sleep thanks to the magnetic pull of the North Pole. To get the peace of mind, it is essential that your bedroom does not have beams over the bed-hidden or otherwise. This could be a cause of lack of peace.

Peace of Mind - Vastu

Peace of Heart:

Your heart should feel open and free. Constriction caused by tight and closed spaces make your heart lonely and shut to the world. Free your home from clutter and make it more spacious. Have a lot of windows and doors opening into the north-eastern direction. This avoids depression and anxiety. Your system is full of energy.

Peace with your Body:

While constructing the various rooms in your house, ensure that vastu compliance is maximum. Don't place toilets and kitchens in the source directions of energies. This spoils their positive essence. Flow of energies is also stopped by irregular shapes of plots and buildings, giving rise to illness and body problems. The right direction alleviates them.

Peace with Spouse:

Vastu also helps maintain peace with your spouse. Don't occupy the fire directions else clashes will persist. Elements like room colour, direction, entry and pictures have a lot to do with domestic peace. Kitchen direction, water flow and leakage, all add to the increase in conflict. Apply vastu to welcome a peaceful life.

Peace with your Father:

A great relationship, even this can go sour due to lack of application of Vastu. Ensure that the south is higher than the north for a comfortable relation. Certain areas stand for authority - especially the southwestern positions. Avoid this direction to reduce the dominance of the person here and build a harmonious home.

These are a few vastu tips to follow while constructing a house to lead a happy life. Watch our vastu tips guides you with the best results.

Beautiful Homes

Enhancing your home – inexpensively

“A home is where the heart is” and can your heart be anywhere ugly? No way! That is why all of us prefer homes that are beautiful. But beautifying homes can be an expensive proposition. And many of us avoid it because of this one reason. However, there are ways by which you can give a face-lift to your home without spending much. Connect tells you how:

Candles

Candles add light and warmth to the home. Whether you have power or not, just burn candles in your houses and your home feels like a cocoon. Incensed candles also add that much needed scent to a home and dispel the gloom and add colour, light and fragrance to the house. They are inexpensive yet make the home look rich.
Candles
Candle holders

If you have candles, you need holders. Easy – use broken plates which are attractive still, unwanted cups, and unused unusual jars etc as candle holders. They are again an inexpensive yet interesting way of adding a dash of charm to the home.

Use old stuff cleverly

You have old flower vases and plastic containers that you don’t use anymore? Use them as holders for pens in your study room, or as boxes to hold items like clips, stationery etc. This can be done by using simple decoration like color paper and chamkis. You can ever ask children to do it. This gives them a satisfaction that money surely can’t buy.

Add new stuff

Sometimes a thing as simple as a door knob can make the house look drab. Just change your door knobs or your house decoration pieces. You won’t believe how much of value is added. You can just change your sofa covers or curtains using existing materials and it will make the house look striking.

Picture perfect

You can have pictures framed in a theme across the house.

Your treasured photographs can be transformed into decorative objects that are as modern and arresting as anything you would find in a design store.

So if you want you can give living room a travel theme. It is something unique and can change the atmosphere of your living room. New you will feel something new in your living room.

Living Room
You can have a family theme in the bedroom.

As the name suggests, the wall decor in your family room should remain more personal. Use varying sizes, colors or styles of picture frames to create groupings of photos displaying meaningful family events such as birthdays, holidays or family vacations

The warm, balanced exotic style of your bedroom satisfies the mixed tropical family background and need for serenity and harmony.

Try a black and white theme in your study room. This makes the house look classy and homely at the same time.

Your study room should include pictures from your graduation, your framed diploma certificate and other educational achievements. Even your drawing room or hall can be decorated with family pictures. You can use metallic picture frames with random family photographs of your choice.

Vastu For Flats

Go "flat" out on Vastu

Vastu as a principle is not only meant for houses, but also for apartments. Not every builder uses the principles of Vastu, when they give you your flat.
Here are a few tips that you can check out.

Tip1: Flats near mountains, marshy land, river or sea can be avoided.

Let’s reduce the radius of our consideration now.  The nearby areas, natural and man-made structures and other components of energy will be discussed in here.  Remember that you have better control over these issues. These issues become very prominent if you are buying a house or living in a house surrounded by concentrated strong energy circle.  I mean here a house a house near mass of water, in woods or on the mountains, densely populated areas, or huge buildings. The main reason for this is it will be very difficult to achieve balance of energies, which might not only destroy the aims of your life, will rule on your life.  You will feel like sailing a boat without control.

Tip2: Avoid flats adjacent to highways, high-tension electric lines and railway lines.

If you're looking for a newer, quieter apartment, do so with your ears open.
Look for — and avoid — the big neighborhood noise offenders: airport flight paths, highways, trains, commercial buildings with industrial fans, supermarkets with late-night deliveries. Be suspicious of unlikely suspects, too, such as churches and community halls.
Remember, any noise still seeping through will seem louder by comparison late at night. Ask the landlord if shared walls have been soundproofed.

Tip3: For flats, grounds with natural vegetation and away from spots of spiritual importance are ideal for high-rise apartments.

In the North East side of the plot high-rise or tall buildings should not be there because such high-rise buildings give rise to mental unrest. But if they are in South, South West or Western sides that will be auspicious to the buyer of the new plot or house.

Vastu For Flats From PdotG Connect
Tip4: Plots with orientation to the four cardinal directions of North South East and West must only be selected. Flats facing any other direction can be avoided.

While designing the complex, more open space should be left in the east and north compared to west and south.

Tip5: 35% of land must be land free of construction. At least 1/9th of the width of the plot around the building must be kept free.

No garbage should be thrown or dumped in the Northeast corner of the building or plot and the Northeast should always be kept free and clean.

Tip6: Rectangular rooms are preferable for homes.

A square or rectangular shape is best for the living room.
Square or rectangular rooms or homes are best since those shaped as triangles or as the letters L, U, T, and H are considered inauspicious since they have parts missing to the whole which would make up a square. Whatever part is missing in the space may be missing in your life such as wealth, longevity, health, marriage. - Fun Shui (SM) - The ancient Chinese art of placement and alignment.

Vasthu for Bedroom From PdotG Connect

However, people may keep the entrance to their homes in the east for better. Next to it, they may keep the entrance to their home in the north. So, Entrance of house is best in North and East sides. Entrance gate should be heavier, stronger and bigger than other doors of house.

Tip8: Irregular, circular, semi circular and zigzag shapes must be avoided for any object within an apartment.

Keep in mind that nothing sharp or piercing in form should be directed towards or placed in front of the chair. Sharp objects tend to create bad energy and, therefore, even a poster or painting with arrows, airplanes with weapons pointing towards the room should be avoided.

Tip9: Avoid having toilets in the northwest or southwest corners of the home.

The slope of the flooring of the toilet and the outlet should be in the east or the north. The usage of marble tiles in the toilets should be avoided.

Vasthu for Kitchen from PdotG Connect

Tip10: Avoid having your kitchen in the South West corner in any flat.

Strictly avoid kitchen along the Northeast and Southwest directions. It destroys the progress of the occupants in many ways. It affects relationship, finance and health.

Tip11: Painting within and outside should be in mild colours - preferably cream or white. Avoid dark colours.

White paint works especially well in bathrooms and bedrooms. White reflects maximum light and manages to create an illusion of space to open up a small area. White makes the room look airy and cool. Avoid painting our ceilings with dark colors.
Light colors will help lighten a dark or poorly-lighted room, and provide a psychological lift.

A lot of research goes into every P dot G home and we are proud to say that all our homes are #Vastu compliant and are built keeping the good of you and your family in mind. That is why P dot G does not give you just an apartment, it gives you a home.

Beautiful Homes

Go green on your home

In the earlier days, going green meant being jealous, but today it is a fashion.

We are not talking about becoming envious; we are talking about being eco-friendly! Whether it is your paper or dress, technology or your car, everyone wants to go green!

What is eco-friendliness? Simply put, it means doing things without harming the environment. How can our homes be eco-friendly? Connect tell you how...

Energy Saved is Energy Generated

1.       Use the sunshine:

India is probably one of the richest in this resource. You can set up solar panels in your homes to harness this energy. You have solar power lamps, cookers, cars... you name it, and you have a service. This can be done in individual houses as well as apartments.

2.       Rain Water Harvesting:

Another crucial natural resource is rainwater. The water can be stored to be used in summer. This is being used in many apartments and houses today. This not only is a good source of good water, but also saves a lot of ground water exploitation.

Go green with rainwater harvesting solution. It makes far more sense to use harvested rainwater in Indian homes, including beautiful gardens.

3.       Skylights:

Try to use skylights instead of the regular light. These are not only naturally bright and save on electricity but are also a healthy alternative to the traditional tubes and bulbs. And the whole room looks equally bright.

Skylights bring natural light to your home. Skylights generally are openings in rooftops of buildings that are covered with transparent or semi-transparent material, facilitating sunlight to light up the interiors. Security grills can also be fixed wherever necessary. In fact, it is actually very ideal to opt for skylights as we live in the tropical climate.

4.       CFL Lamps:
CFL lamps also tend to use lesser amount of electricity, plus they are much brighter than the tube lights that are available now. They are also easier to plug and use. And the energy consumed can save you quite a bit of money on cfl lamps. Compact Florescent Lights (CFLs) uses less power and produce less heat than HID lights.

We can also use a mix of a lot of smaller CFLs with a couple of incandescent and halogen bulbs thrown in for good measure and the quality of the lighting in the apartment go marvelous.

5.       Waste no Water:

In many houses, we just leave leaking taps be. That is one major source of water wastage. Repair faulty leaks immediately and make sure that there is no dripping of water anywhere in and around your home. Utilize waste water for watering plants and for bathrooms.

Many smart organic gardeners use rainwater to water all their cacti and other house-plants because unlike regular tap water rain water is much softer and does not contain all the nasty chemicals that tap water contains (fluoride, chloride, lead, lime scale etc) and over time these chemicals can build up in the soil causing damage to the plant and root system.

6.       The 3 R's - Reduce Reuse Recycle

Saving on energy, electricity and water can actually help us reduce our dependence on many of the sources that wastes natural resources. Try to follow the 3 R principle - Reduce (wastage), Recycle (throw-away objects), Reuse (water ever can be used again). And you have an eco-friendly home that is also pocket-friendly!

- If we all work together to reduce waste at home and at work there will be far less “waste” for our generation and the next to handle.

- The obvious things that can be recycled are glass, aluminium and paper/card – if you do it at home and the office it can make a difference. Plastic can also be recycled.

- Prepackaged foods is the biggest real green decision most of us will make. All that extra packaging and plastic for individual servings. Instead make food at home from scratch and use reusable Tupperware when you need food for on the go.

Begin recycling at home and at work now!!

Energy Saved is Energy Generated!

The Indian Green Building Council (IGBC) was formed in the year 2001 by the Confederation of Indian Industry (CII).  The vision of the council is to usher in a green building movement in India and help India become one of the global leaders in green buildings.  PdotG is an active member of IGBC and takes part in all eco-friendly rally/seminar/projects with zeal and enthusiasm.

Follow the flow of positive energy! :D
